Located in Great Yarmouth, Norfolk, this commercial scaffolding project at Oasis Tower required a carefully designed access solution for external refurbishment works. The scaffold was constructed approximately 12 metres high, built on top of a multi-storey car park 14 metres above ground level. The project duration was 8 weeks and was delivered on behalf of client BMA.
CJB Scaffolding was appointed to design and install an access scaffold system for refurbishment works at Oasis Tower, a prominent structure in Great Yarmouth’s skyline. One of the primary challenges was the restricted material access, as all scaffold components had to be transported up a car park ramp using a smaller vehicle due to site constraints.
Additionally, the load-bearing capacity of the car park deck could not support traditional tube and fitting scaffolds. To resolve this, our team implemented a lightweight system scaffold, custom-designed to meet the load requirements without compromising access or safety.
The solution also included debris netting and access stairs for safe working conditions and efficient movement across scaffold levels throughout the duration of the project.
Full scaffold design tailored to restricted site conditions
Lightweight system scaffold built atop elevated car park
Access staircases for safe vertical movement
Debris netting for public and workforce protection
Coordination of material delivery via compact vehicle transport
Load management strategies to protect car park surface
Scaffold components had to be delivered via car park ramp using small vehicles
Traditional scaffolding was too heavy — required a low-load lightweight solution
Site positioned 14 metres above ground with a further 12m scaffold build height
Risk of overloading mitigated through specialist structural design and material selection
Safe and practical access scaffold erected despite site access restrictions
Maintained structural integrity of elevated car park throughout
Delivered within scheduled timeframe with minimal disruption
Enabled full external refurbishment of the tower with compliant fall protection and access
